Subject: An Exciting Update on the Future of NSA

Good morning NSA Team,

Earlier today we announced that NSA has entered into a definitive agreement to be acquired by Public Storage in an all-stock transaction that will bring together complementary portfolios to create a strong and efficient self-storage leader with increased scale.

How We Got Here

This transaction is recognition of the solid foundation we’ve built at NSA. Over the past few years, we’ve meaningfully transformed our company. That work took focus, resilience and a willingness to adapt in a dynamic operating environment. It required hard decisions and sustained effort across every part of the organization. It was not easy, but it was successful, thanks to your hard work.

Today, our operating platform is fully integrated. Our portfolio is streamlined. Our tools are more advanced and data-driven. Our marketing and pricing engines are more sophisticated. Our teams are aligned, empowered and executing with excellence.

With our transformation behind us, we are operating from a position of strength. That strength — and the momentum already underway — gives us confidence that now is the right time to take the next step forward with Public Storage. Public Storage brings scale, resources and global expertise and following this transaction, the combined company will be a preeminent owner and operator of self-storage facilities. By joining our complementary portfolios, we will create a stronger operating platform with greater reach across key markets that is better positioned to serve our customers and communities with the local care and commitment that differentiates NSA.

What This Means for You

At NSA, our people are our most valuable asset, and Public Storage recognizes that you are the driving force behind our success. As such, we expect that nearly all field employees and many corporate employees will be offered roles in the combined company. We also anticipate that this transaction will provide additional opportunities for employees as part of a larger organization with expanded resources and reach.

With that in mind, we will be assembling a team with leaders from both NSA and Public Storage to design a thoughtful integration plan as we work to seamlessly bring our two companies together. It is still early in the process, and there are many details yet to be worked out. Rest assured, we will keep you informed as decisions are made in the weeks and months ahead.

Next Steps

While we look forward to our future with Public Storage, please keep in mind that this announcement is just the first step. We expect the transaction to close in the third quarter of 2026, subject to the approval of NSA equity holders, and satisfaction of other customary closing conditions. Until then, it remains business as usual and NSA and Public Storage will continue to operate as separate, independent companies.
